MFA Rentals, based in Twizel, is looking for a professional, organised, and experienced Property Manager to manage residential properties, including short-term rental accommodations such as Airbnb listings. This role encompasses the management, leasing, maintenance coordination, and operational oversight of properties.
Key Responsibilities:
Core Property Management Duties:
• Assess property conditions and recommend necessary maintenance or improvements.
• Arrange and supervise property maintenance, repairs, and cleaning services.
• Advertise properties for rent and manage tenancy application processes.
• Prepare lease agreements and ensure compliance with local tenancy legislation.
• Conduct regular property inspections and prepare reports for owners.
• Manage budgets related to property performance and maintenance.
• Liaise with property owners and tenants regarding property-related issues and resolutions.
Short-Term Rental Operations (Airbnb):
• Create, update, and manage online listings across multiple short-term rental platforms.
• Coordinate guest communication, check-ins, check-outs, and customer service.
• Assist in implementing dynamic pricing strategies to maximise occupancy and returns
• Schedule and oversee property turnovers, cleaning, and supply restocking.
• Monitor reviews and report to the business owner
• Ensure all short-term rental properties meet quality and compliance standards.
Skills & Experience Required:
• At least two years of relevant experience in property management, real estate, or hospitality.
• Strong understanding of residential tenancy laws and short-term rental regulations.
• Exceptional organisational and communication skills.
• Experience with property management platforms and booking systems.
• Ability to manage multiple properties and prioritise tasks independently.
• Attention to detail and a strong customer service focus.
Qualifications:
• A qualification in property services, real estate, business, or a related field is advantageous but not mandatory.
• Practical experience in managing rental properties is essential.
Other Requirements:
Must be willing to learn applicable Council rules on short-term rental regulations, accommodation, health and safety, consumer laws and residential tenancy laws.
