We are seeking an experienced and strategic Business Operations Manager to oversee the operational functions of our property management portfolio. This is a dynamic leadership role focused on delivering high-level administrative, financial, and operational oversight across our organization. The successful candidate will ensure the effective and efficient delivery of services across multiple property assets, aligning with our long-term business goals.
Key Responsibilities:
- Provide high-level strategic, operational, and administrative support to senior management.
- Develop and implement organizational strategies, policies, and operational frameworks to enhance service delivery and compliance.
- Oversee property operations, including financial planning, staffing, resource allocation, and maintenance compliance.
- Lead and manage teams, including recruitment, training, performance review, and workforce planning.
- Monitor and evaluate financial and operational performance across property portfolios.
- Prepare reports, business cases, and submissions to support executive decision-making.
- Ensure compliance with applicable legislation, regulations, and industry standards.
- Coordinate marketing, leasing, and tenant engagement initiatives across managed assets.
- Represent the organization in stakeholder meetings, industry forums, and regulatory negotiations.
Key Skills and Qualifications:
- A bachelor’s degree in business, property management, facilities management, or a related discipline.
- Minimum 5 years of relevant operational leadership experience, ideally within property or asset management. This may substitute for a formal business qualification.
- Strong understanding of financial planning, resource management, and team leadership.
- Excellent interpersonal and communication skills, with proven ability to manage stakeholders and lead teams.
- Demonstrated ability to interpret and apply legislation, regulatory frameworks, and compliance standards.
- Proficiency in property management software and advanced Excel/reporting capabilities.
- Strategic thinker with strong problem-solving and decision-making skills.
Desirable:
- Prior experience managing a property portfolio, including maintenance and tenant relations.
- Willingness to travel to different property locations in Auckland when required.
