Hindan.K Limited T/A Friendly Flats, based in Auckland CBD specialises in providing residential property management services in New Zealand, including room rentals and whole-house rentals. We are looking for one property management officer to join our team.
You will be working at our office in Auckland CBD, and you will be able to travel between different locations to perform your duties. You will work a minimum of 30 hours per week from Monday to Friday as normal hours of work, and you may be required to perform at weekends as well. Please note this is a permanent full-time role and the hourly pay rate would be $28.00-$40.00 based on the candidates' skills.
Job Description for This Position
• Managing the day-to-day operational administration of residential rental properties, including room rentals and whole-house rentals, in accordance with established company procedures and New Zealand tenancy legislation
• Accepting property information for rental listings, preparing standard property advertisements, and arranging advertising and viewings through approved marketing channels
• Conducting property viewings and routine inspections, responding to tenant enquiries, and providing information about available rental properties
• Processing tenancy applications, checking references and affordability against set criteria, and preparing standard tenancy agreements using approved templates and systems
• Recording rent payments, carrying out rent reconciliation, maintaining accurate tenancy and financial records, and ensuring rental income is processed in accordance with internal procedures
• Monitoring tenancy compliance and rental payment status, issuing standard notices where required, and managing routine tenancy matters within the scope of delegated authority
• Conducting routine, periodic, and final inspections, preparing inspection reports, and coordinating repairs and maintenance with approved contractors and service providers
• Managing bond lodgement and bond refund applications through Tenancy Services, ensuring all bond-related documentation is accurate and submitted within required timeframes
• Communicating with property owners and tenants regarding day-to-day tenancy matters, maintenance issues, and inspection outcomes, and referring complex or non-standard issues to the company director when necessary
Key Requirements for Successful Applicants:
· Either have at least two years of experience in property management or have a diploma at or above level 6 diploma in management field.
· Multiple language skills are preferred as we have varieties of international clients, with any native language speaking ability would be an advantage.
· Having a NZ full driver’s license.
· Punctual and reliable with a positive can-do attitude will be key in this role.
· A positive and willing attitude to learn and progress.
