PURPOSE OF POSITION
The Marketing Specialist is responsible for the planning, coordination, and delivery of marketing initiatives for TECMAN INTERNATIONAL LIMITED’s clients across residential and commercial property developments in New Zealand.
The role supports project positioning, market analysis, campaign coordination, and release preparation, working closely with project teams, sales agencies, consultants, and external providers to ensure marketing activities are aligned with project objectives and market expectations. Responsibilities include contributing to advertising strategy, conducting market and consumer research, coordinating promotional activity, and supporting the successful launch and market release of development projects.
This is a specialist role requiring strong understanding of the New Zealand property market, well-developed commercial judgement, and the ability to manage multiple marketing streams across projects of varying scale and complexity.
KEY RESPONSIBILITIES
1. Advertising Strategy & Campaign Management
• Plan, develop, and implement end-to-end advertising strategies and campaigns for consulting clients, including residential property developers, aligned with each client's sales and brand objectives across their respective project stages.
• Advise senior executives on optimum advertising approaches, including digital, print, outdoor, and property-specific media channels, to maximise reach to target buyer segments.
• Coordinate the production of integrated campaigns encompassing visual creative, copywriting, media scripting, digital media placement, and property photography/videography, within defined time and budget parameters.
2. Market Research & Consumer Intelligence
• Commission, design, and conduct market research studies to identify demand trends, market opportunities, and competitive positioning for current and future development stages.
• Analyse consumer patterns, purchasing behaviour, and investment preferences specific to the Auckland residential developer and investor market.
• Interpret current and emerging property market trends to predict buyer behaviour and inform forward marketing strategy.
• Research and assess market characteristics for new product offerings, collecting and analysing quantitative and qualitative data to support commercial decision-making.
3. Marketing Strategy & Business Development
• Lead the preparation and execution of comprehensive marketing objectives, policies, and programmes on behalf of consulting clients to support property sales, project launches, and brand development across multiple engagements.
• Advise the executive team on all elements of the marketing mix, including product positioning, pricing strategy, promotional activity, distribution channels, and sales enablement tools.
• Drive business growth by identifying, developing, and leveraging relationships with key intermediaries, including real estate agents, builder networks, property developers, development finance brokers, and institutional investors on behalf of consulting clients.
4. Campaign Analytics & Performance Optimisation
• Track, measure, and report on campaign effectiveness using data analytics, return-on-investment metrics, and lead conversion data.
• Benchmark competitor activity within the Auckland land and new-build development sector and adapt strategy accordingly.
• Provide regular strategic marketing reports and recommendations to the director and senior management team
QUALIFICATIONS & COMPETENCIES
· A Bachelor’s degree or higher in Marketing, Business, Data Analytics, or a related field; or
· In the absence of formal qualifications, a minimum of three years’ relevant work experience in marketing, advertising, or a related field.
· Demonstrated experience in data-driven marketing and campaign strategy.
· Proficiency in using AI tools, marketing analytics platforms, and digital marketing technologies.
· Strong analytical, strategic thinking, and stakeholder management skills.
