Lead a high‑profile modular townhouse project on Great South Road. Fixed‑term Site Manager role where you'll own the programme, drive H&S/QA.
We are recruiting on behalf of our client for a reliable and organised Site Manager to run a large‑scale volumetric modular townhouse project on Great South Road, Auckland. This is a full‑time fixed‑term assignment for the duration of the project. It’s a hands‑on leadership role suited to someone who takes ownership, communicates well, and keeps the programme moving without needing to be chased. You’ll oversee activity from block foundations through modular installation to practical completion, ensuring the site is safe, productive, and on programme.

About the Role
You’ll coordinate subcontractors and logistics, drive Health & Safety and quality assurance, and keep communication flowing across the project team, client, consultants, neighbours, and utility providers. You’ll use digital tools to manage reporting, RFIs, submittals, and documentation, ensuring the project is delivered on time, within budget, and to a high standard.
 
Key Responsibilities
  • Own and update the construction programme; identify scheduling risks and keep momentum on site. 
  • Oversee concrete block foundation works and volumetric modular unit installation, including crane lift coordination and delivery logistics. 
  • Lead a strong safety culture: toolbox talks, pre‑starts, daily hazard reviews, inductions, and compliance with the Health and Safety at Work Act 2015 and site‑specific SSSP. 
  • Drive quality assurance across all phases — ITPs, inspections, tolerances for modular alignment, and timely defects/NCR resolution. [
  • Manage and mentor subcontractors and site personnel; run regular site meetings and performance reviews. [
  • Maintain accurate site diaries, progress photos, and inspection records; prepare weekly progress reports and attend project meetings. 
  • Liaise with the factory/manufacturer to align module delivery with programme and specifications.

  What We’re Looking For
  • 5+ years’ experience as a Site Manager on residential/medium‑density projects, ideally >$5M
  • Proven experience with concrete block/masonry foundations; exposure to modular/prefab/volumetric construction is highly desirable. 
  • Aconex — essential. Procore experience advantageous.
  • Strong understanding of NZ Building Code, standards, and H&S legislation. 
  • Qualification: NZ Certificate in Construction (Site Management) Level 6 or equivalent experience; full NZ driver’s licence. 
  • Personal: decisive, solutions‑focused leader; clear communicator; highly organised and calm under pressure.
