Project Manager - Commercial
 
The Opportunity
 
An established and well-regarded contractor is looking to appoint an experienced Project Manager to support the delivery of a strong pipeline of Commercial design and build projects in Auckland.
 
This is a permanent opportunity with a business that has secured ongoing work and is well positioned for continued growth. The role will suit a practical and capable Project Manager who can take ownership of projects from pre-construction through to completion, while providing clear leadership to site-based teams and maintaining strong client relationships throughout the project lifecycle.

The Role
 
You will work closely with Site Managers, while maintaining oversight of programme, cost control, subcontractor performance, client communication, and overall project delivery.
 
A major part of this role is client relationship management. We are looking for someone who is confident acting as a key point of contact for clients, building trust through clear communication, proactive problem solving, and consistent delivery. You will need to be comfortable managing expectations, navigating project issues professionally, and maintaining strong working relationships throughout the life of each project.
 
This role requires a Project Manager who can balance high-level project oversight with the ability to stay close enough to the work to support site teams, drive performance, and keep delivery moving.
 
A background in Quantity Surveying will be highly advantageous, particularly for someone who can bring strong commercial understanding across budgeting, forecasting, procurement, contract administration, and financial management.
 
Key Responsibilities
 
  • Take overall responsibility for the delivery of industrial design and build projects from start to finish
  • Lead and support Site Managers, providing clear direction and backing across day-to-day site delivery
  • Manage project programme, budget, procurement, subcontractor performance, and client expectations
  • Build and maintain strong client relationships throughout the full project lifecycle
  • Act as a key point of contact for clients, ensuring communication is clear, proactive, and solutions-focused
  • Oversee project planning, methodology, staging, and delivery strategy across all phases of the build
  • Work closely with Site Managers to resolve issues and maintain momentum across site activities
  • Ensure health and safety, quality, and compliance standards are achieved throughout the project lifecycle
  • Maintain regular communication with clients, consultants, subcontractors, and internal stakeholders
  • Monitor progress against milestones and proactively manage risks, delays, and cost impacts
  • Support subcontractor and supplier coordination to ensure works are delivered efficiently
  • Lead project meetings, reporting, and stakeholder updates
  • Foster a positive project culture built on accountability, teamwork, and open communication
  • Encourage early identification of issues and lead timely, practical solutions to keep projects on track
 
About You
 
To be successful in this role, you will bring:
 
  • Proven experience as a Project Manager delivering commercial design and build projects
  • Strong background in commercial construction, including warehouses, factories, processing facilities, or similar developments
  • Experience leading and supporting multiple Site Managers and coordinating site teams to achieve strong project outcomes
  • Strong capability in client relationship management, with the ability to build trust and maintain confidence across the life of a project
  • The ability to lead both project planning and site delivery through strong coordination and communication
  • Strong commercial awareness, including budgeting, forecasting, cost control, and contract administration
  • A background in Quantity Surveying will be highly advantageous
  • Strong programme management and construction methodology knowledge
  • Confident communication skills and the ability to build trust with clients, consultants, subcontractors, and internal teams
  • A practical, solutions-focused approach and the ability to make sound decisions under pressure
  • Good technical understanding of drawings, specifications, and build sequencing
  • Strong organisational skills and the ability to manage multiple priorities effectively
