Company Overview

Focus Rental is an Auckland-based property management company providing residential property management services to property owners and tenants throughout the Auckland region. The company manages a growing portfolio of residential properties and provides services including tenant placement, rent collection, property inspections, maintenance coordination, lease administration and property marketing.

As the company continues to expand its property portfolio and utilise multiple business systems and digital platforms, there is an increasing need to review operational processes, improve workflow efficiency and strengthen business performance. The Business Analyst position has been established to support management by analysing business operations, evaluating operational data, identifying opportunities for improvement and assisting with the implementation of effective organisational and operational strategies.


Key Responsibilities

  1. Analyse leasing, vacancy and rental performance data to identify trends and improve business performance.
  2. Review operational workflows including tenancy onboarding, maintenance management, inspections, rent collection and arrears management.
  3. Prepare business reports and performance dashboards for management.
  4. Monitor landlord and tenant satisfaction and identify service improvement opportunities.
  5. Analyse market rental data from external platforms to support pricing and business decisions.
  6. Evaluate the effectiveness of existing business systems including PropertyMe, TPS and MyRent.
  7. Identify opportunities to improve operational efficiency and reduce costs.
  8. Develop business process documentation, procedures and workflow recommendations.
  9. Assist management in planning new business initiatives including customer loyalty and rewards programmes.
  10. Support data management, reporting and business intelligence initiatives across the organisation.
  11. Participate in other business improvement, operational analysis and organisational projects as required by management and consistent with the purpose of the position.

Job Requirements

  1. A bachelor’s degree or higher qualification in Business, Business Analytics, Information Systems, Data Analytics, Business Informatics, or a related field.
  2. Alternatively, at least two years of relevant experience in business analysis, operational analysis, data analysis, property management, business improvement or a related field may be considered.
  3. Knowledge of property management operations, customer service, or digital business systems would be advantageous.
  4. Ability to communicate effectively in both English and Mandarin Chinese would be an advantage due to the company’s diverse client base and growing Chinese market activities.
  5. Ability to work independently, manage multiple tasks and collaborate effectively within a small business environment.
  6. Good written and verbal communication skills, including the ability to prepare reports, present information and communicate effectively with management, staff and clients.
