TMT Property Services Ltd is an Auckland-based construction and property services company established in 2018.

We provide construction coordination, project delivery, property improvement, exterior works, handover and defect rectification, and residential and commercial property maintenance services. Our work includes residential developments, multi-unit housing, commercial properties and public housing-related projects across Auckland.

Key Responsibilities

  • Plan and manage residential and commercial construction projects from commencement to completion.

  • Prepare project scopes, construction programmes, budgets, work schedules and resource plans.

  • Review architectural drawings, engineering plans, specifications, contracts and other construction documents.
  • Coordinate site teams, subcontractors, consultants, suppliers and other project participants.

  • Arrange the procurement and delivery of construction materials, plant and equipment.

  • Prepare and review quotations, tenders, purchase orders and subcontractor agreements.

  • Monitor project costs, progress payments, variations and expenditure against approved budgets.

  • Conduct regular site meetings and inspections to monitor progress, workmanship and construction quality.

  • Ensure projects are delivered safely, on time, within budget and in accordance with agreed specifications.

  • Liaise with clients, property owners, architects, engineers, contractors and relevant authorities.

  • Identify construction risks, delays and project issues and provide practical solutions.

  • Ensure all work complies with relevant legislation, the New Zealand Building Code and company standards.

  • Monitor the performance and quality of subcontractors and arrange the correction of any defects.

  • Maintain accurate project records, including schedules, budgets, meeting minutes, site reports and variation records.

  • Coordinate council inspections, practical completion, project handover and defect rectification.
  • Provide regular project progress and cost reports to company management.

Requirements

  • A relevant bachelor’s degree or higher qualification in Construction Management, Engineering Management, Civil Engineering or a related field.
  • At least five years of relevant construction or property development experience.
  • Experience managing project budgets, contractors and construction programmes.
  • Ability to read construction drawings and specifications.
  • Strong communication, leadership and problem-solving skills.
  • Good computer and project-planning skills.
