Eligibility Criteria
- Must hold a NZQA Level 4 New Zealand Certificate in Residential Property
Management - Must have atleast 1-2 years’ experience as a Property Manager or Rental Agent
- Strong knowledge of property management and relevant NZ legislations
- Proficiency in Property Management software would be preferred
- Weekly Work Hours: 40 hours
Summary of Job Responsibilities
- Advertise properties and show properties to prospective tenants.
- Make checks to ensure the suitability of the tenant for the property.
- Negotiate and secure leases and tenancy agreement with tenants.
- Collect rents, lodge bonds and monitor rent arrears.
- Ensure that tenants abide by lease provisions.
- Attend tenancy tribunal hearings when necessary.
- Investigate and resolve any complaints by tenants.
- Review property maintenance, security and tenancy contracts.
- Inspect the properties for water damage, disrepair and health and safety issues.
- Arrange for tradespeople to attend to repairs.
- Organise quotes for renovation work on behalf of the landlord.
- Keep up to date with the property acts and bylaws e.g., the Residential Tenancy Act
- Write regular property reports for the property owner including recommendations on maintenance and rent reviews.
- Compare properties, look at the overall market and ensure that tenants and landlords are maximizing their investment.
- Take on new management when requested by APS.
- Maintain personal appearance, vehicle and administration to Agent standards.
- Comply with and have current knowledge or any Code of Ethics and rules and regulations applicable to the industry.
- To “fill in” for other property management staff members where practical.
- To maintain contact with other Austar offices in order to grow the rental portfolio.
