Eligibility Criteria

  • Must hold a NZQA Level 4 New Zealand Certificate in Residential Property
    Management
  • Must have atleast 1-2 years’ experience as a Property Manager or Rental Agent
  • Strong knowledge of property management and relevant NZ legislations
  • Proficiency in Property Management software would be preferred
  • Weekly Work Hours: 40 hours

Summary of Job Responsibilities

  • Advertise properties and show properties to prospective tenants.
  • Make checks to ensure the suitability of the tenant for the property.
  • Negotiate and secure leases and tenancy agreement with tenants.
  • Collect rents, lodge bonds and monitor rent arrears.
  • Ensure that tenants abide by lease provisions.
  • Attend tenancy tribunal hearings when necessary.
  • Investigate and resolve any complaints by tenants.
  • Review property maintenance, security and tenancy contracts.
  • Inspect the properties for water damage, disrepair and health and safety issues.
  • Arrange for tradespeople to attend to repairs.
  • Organise quotes for renovation work on behalf of the landlord.
  • Keep up to date with the property acts and bylaws e.g., the Residential Tenancy Act
  • Write regular property reports for the property owner including recommendations on maintenance and rent reviews.
  • Compare properties, look at the overall market and ensure that tenants and landlords are maximizing their investment.
  • Take on new management when requested by APS.
  • Maintain personal appearance, vehicle and administration to Agent standards.
  • Comply with and have current knowledge or any Code of Ethics and rules and regulations applicable to the industry.
  • To “fill in” for other property management staff members where practical.
  • To maintain contact with other Austar offices in order to grow the rental portfolio.
