BEEEEST SERVICE LIMITED is looking for a Property Manager to join us in Otago, being responsible for overseeing the end-to-end operations of our short-term rental portfolio (including Airbnb-listed properties). You will work 30-45 hours per week, with an hourly rate of $26-$32, subject to your skills and experience.

This role ensures optimal occupancy, revenue performance, property condition, and guest satisfaction across all managed properties.

1. Property Portfolio Management

  • Oversee the daily operations of our short-term rental properties
  • Monitor occupancy rates and implement strategies to maximise booking performance
  • Ensure all properties are maintained to a high standard and comply with relevant regulations

2. Booking & Revenue Optimisation

  • Manage and optimise listings across platforms such as Airbnb and other OTA channels
  • Analyse booking trends, seasonal demand, and pricing strategies to maximise revenue
  • Implement dynamic pricing and promotional strategies

3. Maintenance & Contractor Coordination

  • Coordinate cleaning, maintenance, and repair services across all properties
  • Liaise with contractors and service providers to ensure timely and cost-effective service delivery
  • Conduct regular inspections and ensure quality control standards are met

4. Client & Stakeholder Management

  • Act as the primary point of contact for property owners
  • Provide performance updates and recommendations to property owners
  • Handle escalated guest issues and ensure high levels of customer satisfaction

5. Operational Planning & Process Improvement

  • Develop and implement operational procedures to improve efficiency
  • Identify opportunities to streamline workflows and reduce operational costs
  • Support the onboarding of new properties into the management portfolio

6. Compliance & Risk Management

  • Ensure all managed properties comply with local regulations and health & safety requirements
  • Maintain accurate operational and financial records related to property performance

Requirements

  • Diploma in business related field or a minimum of 3 years’ relevant experience in property management, operations, administration, or a related field
  • Proficiency in Chinese (Mandarin or Cantonese) is preferred due to the need to effectively communicate with a significant proportion of Chinese-speaking property owners and tourists.

  • Ability to manage multiple properties and stakeholders simultaneously
  • Strong problem-solving and decision-making abilities
  • Ability to work flexible hours including weekends
  • Being reliable and honese. No criminal record
